The Context

Most foreign owners hire a lawyer once, at closing, and then never again until something goes wrong. The escritura gets signed, the fideicomiso gets set up, and the file closes. Nobody checks it again.

That gap is where the damage happens. A registry filing nobody finished. An unpaid predial bill piling up for two years. An HOA assessment voted while the owner was in Toronto.

Owners usually discover the gap at the worst possible moment: when they try to sell, and a buyer's lawyer finds what theirs never checked. By then the cheap fix has become the expensive one.

PeninsuLawyers built a product for the years between closings: one written check on the property, every year, from a firm that never worked for the developer.

What You Need to Know

  • Contrato de iguala — the legal name for a retainer like this. You pay once a year rather than per question. It is a defence practice, not an insurance payout.
  • The Annual Legal Health Check — a written report, every year, on your own property: title certificate, registration status, predial standing, a fideicomiso audit, and three to five priced recommendations.
  • Three membership tiers — Seawall ($630/year), Breakwater ($1,650/year), and Lighthouse ($3,180/year, up to three properties), priced per property in US dollars, IVA already included.
  • Founding Member rate — fifty percent off year one, held for three years, open to existing clients through a set deadline.
  • Unlimited means unlimited questions — anything answerable in about fifteen minutes without drafting a document or contacting a third party. A project gets quoted first, always at the member rate.

How the Membership Works

Enrolment starts with a conflict screen, the same one every new matter gets. Once cleared, the member picks a tier, signs the membership terms, and the Health Check clock starts on the enrolment date.

Seawall covers one property with unlimited email questions and one document review a year. Breakwater adds a WhatsApp priority line, representation by proxy at HOA assemblies you can't attend, a rental tax and compliance module, and a $500 credit toward any future dispute.

Lighthouse is for owners with two or more properties, or anyone structuring a portfolio in Mexico: a named attorney reachable the same day, unlimited calls and document reviews, unlimited HOA representation, entity and corporate structuring advisory, and a $1,500 credit toward any future dispute.

The Health Check itself pulls from the public record, not from a form the owner fills out: a current title certificate, confirmation the escritura is inscribed, and a fideicomiso audit covering bank fees, term, and substitute beneficiaries.

PeninsuLawyers has no affiliation with any developer, broker, or seller in the Yucatán Peninsula, and never has. The membership exists because the property issues we see most after closing are the ones nobody in that ecosystem has a reason to watch for you.

A separate one-time product, the Buyer's Pass, exists for buyers who have not closed yet: six months of pre-closing work, including title and registry due diligence, developer background, and contract review, for $950. It includes the first year of Seawall once the sale closes.

The membership does not reach backward. Matters already open when a client enrols stay under the engagement already signed, at the fee already agreed, and it does not cover criminal defence, family law, court costs, or matters outside Yucatán, Quintana Roo, and Baja California Sur.

Frequently Asked Questions

1. Is this insurance?

No. Insurance pays you money after something goes wrong. This is a law firm on retainer that works to prevent the problem first, and when prevention is not enough, represents you against it.

2. I already have a case with you. Does the membership include it?

No, and deliberately so. Your open matter stays under the engagement you already signed, at the fee you already agreed. The membership covers everything outside that matter, and everything that comes after it, and any new dispute later credits the signing fee.

3. Can I cancel?

Anytime, in one click, from your billing portal. There is also a full refund within seven days of enrolling if the membership is not for you.

The Path Forward

If you own property in Mexico and it has not been checked since closing, that is the exact gap this membership was built to close. The Founding Member rate cuts the first year in half and holds that price for three years, but only through the deadline set for existing clients.
