Your case will end.
Your ownership won't.
Year-round legal watch on your property in Mexico — from a firm with no affiliation to any developer, broker, or seller in the Yucatán Peninsula. We never have had one. That is the entire point.
Annual Legal Health Check
Casa Verde · Unit 402
TULUM, QUINTANA ROO · REPORT 03 · SAMPLE
Nobody is watching your property.
Not the developer. Not the broker. Not the notary who closed it. Every foreign owner we have represented arrived at the same conclusion — just several years and a great deal of money too late.
You bought two thousand miles from where you live.
Most owners never verify that their deed was actually registered at the public registry. Signing at the notary is not the finish line. It usually gets registered. Sometimes it doesn't.
The developer was never the only risk.
Liens attach to the property, not to you. Assessments get voted while you are abroad. Tax obligations accrue on rental income you did not know was reportable. None of it sends you a notice.
You call a lawyer once it is already a problem.
By then the cheap fix has become the expensive one. We know, because that is the moment nearly every one of our clients first picked up the phone.
The Annual Legal Health Check
Every year, on your enrolment anniversary, you receive a written report on your own property. Not a newsletter. A file, pulled from the public record, about the specific asset you own.
Most owners never learn the legal status of their property. Not once. You would know every year.
- 01Title certificateA current certificado de libertad de gravamen from the Registro Público de la Propiedad — the only way to know whether a lien, embargo, or third-party claim has been registered against your property.
- 02Registration confirmationWritten confirmation that your escritura is actually inscribed. Owners typically discover it is not at the worst possible moment: when they try to sell.
- 03Predial standingWhether your property tax is current, delinquent, or accruing surcharges you have not been billed for.
- 04Fideicomiso auditBank fee reasonableness, years remaining on the term, and whether your substitute beneficiaries are correctly designated. If they are not, your family inherits a process rather than a property.
- 05Development watchWhat our dispute practice is seeing in your development or condominium — before it reaches you.
- 06What to fix, and what it costsThree to five concrete recommendations, each already quoted at your member rate. No sales call attached.
Three levels. Priced per property.
Per property, per year, in US dollars, with Mexican IVA already included in the figure you see. Cancel anytime in one click, and a full refund within seven days if you change your mind.

Before you enrol
What you are agreeing to.
The six points that change the decision, in plain English. Each links to the clause it comes from.
- 03What “unlimited” means
- A question we can answer in about fifteen minutes is included, without limit. Anything that needs drafting, a filing, or contact with a third party is a Matter, and we quote it at your member rate before we start. You never receive an invoice you were not shown first.
- 06The price is the whole price
- The figure on the card is a total. Mexican VAT is already inside it and nothing is added at checkout. If the applicable rate ever changes, the amount you pay does not.
- 07 · 08Renewal, and how to stop it
- It renews annually. We write to you 60 days and again 14 days before, with the amount, the date, and how to cancel. Cancelling is immediate and takes one click in your billing portal — no call, no retention script, no penalty.
- 08Seven days to change your mind
- Full refund within seven calendar days of enrolling, or five business days, whichever is longer. No cause, no penalty, one email.
- 05What it does not include
- Matters already open, criminal, family and employment law, anything outside Yucatán, Quintana Roo and Baja California Sur, court costs, and third-party fees. The full list is further down this page.
- 01 · 11How far we answer
- This is a retainer, not insurance: we render services, we do not indemnify you for a loss. Our liability is capped at the greater of ten times your annual fee or USD $10,000 — and that cap does not apply to wilful misconduct or gross negligence.
This is a summary. The Membership Terms and Conditions are the contract, and you should read them before payment is taken.
The whole chain, not one transaction.
Everything below is either included in your tier, available at your member rate, or credited against a future matter. Owning property in Mexico is a lifecycle. We are the only firm here that prices it as one.

What the membership does not include.
We litigate against companies that bury this section. We are not going to hide ours.
Matters already open when you enrol — those stay under your existing engagement, at the fee we already agreed
Criminal defence, family law, and employment litigation
Matters outside Yucatán, Quintana Roo, and Baja California Sur
Matters against another member of this firm — we screen for conflicts at enrolment
Court costs and government filing duties
Third-party fees: notary, registry, appraisal, translation, apostille
And one line that matters more than the rest: unlimited means unlimited questions, not unlimited projects. A question is included. Anything that requires drafting, filing, or dealing with a third party gets quoted at your member rate before we begin. You will never receive an invoice you were not shown first.
What clients ask first.
- Is this insurance?
- No. Insurance pays you money after something goes wrong. This is a law firm on retainer — a contrato de iguala: we work to prevent the problem, and when we can't, we represent you against it. It is the difference between a payout and a defence, which is why nothing here is written in the vocabulary of insurance.
- I already have a case with you. Does the membership include it?
- No, and deliberately so. Your matter stays under the engagement we signed, at the fee we agreed. We are not going to charge you a subscription for work you have already retained us for. The membership takes in everything outside that matter, and everything after it — and if a new dispute arises later, your membership credit applies against the signing fee.
- What exactly counts as "unlimited"?
- A question is included — anything we can answer in about fifteen minutes without drafting a document or contacting a third party. A project is quoted. If what you ask crosses that line, we tell you before we start and give you a price at your member rate. That definition sits in clause 03 of the membership terms, not in fine print.
- I own two properties. Do I need two memberships?
- Seawall and Breakwater take one property each. Lighthouse takes up to three, with additional properties at $765 per year. The Health Check is property-specific, which is exactly what makes the report worth reading.
- Can I cancel?
- Anytime, in one click, from your billing portal. No call, no retention script. There is also a full refund within seven days of enrolling if you decide it is not for you.
- Do I need to be in Mexico?
- No. This was built specifically for owners who are not. Everything runs by email, WhatsApp, and video call, and where physical presence is required — a registry filing, an HOA assembly, a notary appointment — we appear on your behalf under a power of attorney we prepare for you.
- What happens if I sell the property?
- We handle the sale at your member rate, and you can either cancel at the end of the term or move the membership to a new property at no charge. If you leave Mexico entirely, you cancel and we close out your document vault however you would like.
- Who actually does the work?
- This firm. PeninsuLawyers has no affiliation with any developer, broker, or seller in the Yucatán Peninsula, and never has. Every conflict we take is against the same class of counterparty, every time. On Lighthouse you get a named attorney; on every tier, José reads the Health Checks.
You already know what it costs to find out too late.
This is the version where you find out first — every year, in writing, about your own property.
The Legal Front™ Membership is an annual legal services retainer (contrato de iguala) provided by PeninsuLawyers. It is not an insurance product, a surety, or an assurance of any outcome, and it does not indemnify against loss. No attorney–client relationship is created by this page; it arises only upon execution of the membership terms and completion of our conflict screening. The membership does not include court costs, government duties, or third-party fees. Full terms, exclusions, and the cancellation and refund terms are set out in the Membership Terms and Conditions, which you receive before payment is taken.
